KUALA LUMPUR: MK Land Holdings Bhd is confident of achieving a double-digit growth this year, owing to three mix development projects in the Damansara Perdana area.
Its acting chief executive officer Lau Shu Chaun (picture) said the projects are "The Rafflesia", "Armanee Terrence" and "Metropolitan Square". They consist of condominiums, duplexes and semi-detached houses.
"We have 5,000 acres of land which has been partially approved for development and RM4.2 billion worth of projects to keep us going for the next five to 10 years," Lau said at a media briefing at Menara MK in Damansara, yesterday.
Tan Sri Mustapha Kamal Abu Bakar, who was also present, said Lau will officially be its chief executive come June 1.
Lau is presently chief operating officer of MK Land and has been with the company since 2000.
"I decided to relinquish my position in the company as CEO because I want to concentrate more on charity work. I am still the chairman of the board," he said.
Mustapha said his expectations towards Lau are high and decided to hand him the post after he convinced him that the company would clock in a double-digit growth this year.
"I believe him, I believe there will be a double-digit growth, judging from the momentum of the business," Mustapha added.
Mustapha stepped in as the CEO in 2008 after the company recorded massive losses.
MK Land posted a loss of RM61 million in 2007 and another RM56 million in the year ended June 30 2008.
However, the company bounced back in last three years and for the first nine months of this year, it recorded a net profit RM15.8 million.

MK Land Q3 profit jumps more than two-fold By Leong Hung Yee hungyee@thestar.com.my
PETALING JAYA: MK Land Holdings Bhd's net profit jumped more than two-fold to RM7.2mil for the third quarter ended March 31 against RM2mil a year ago due to stronger performance of the property segment.
Its revenue for the period rose to RM165.1mil from RM94.7mil a year ago.
Going forward, MK Land's executive chairman Tan Sri Mustapha Kamal expects “double-digit growth” buoyed by its on-going property projects and new launches.
In a briefing yesterday, Mustapha said the “momentum” for the group to achieve double-digit growth was already in place.
MK Land’s incoming CEO Lau Shu Chuan with Tan Sri Mustapha Kamal. For the nine months ended March 31, MK Land posted a higher net profit to RM15.8mil on revenue of RM292.9mil.
The higher net profit was due to higher revenue and lower finance cost.
Its property development segment generated RM249.5mil, representing 76.2% of the total revenue for the nine months ended March 31. The revenue was mainly from its property projects in the Klang Valley, particularly its Damansara Perdana development.
MK Land had also appointed Lau Shu Chuan as its chief executive officer effective June 1, taking over from Mustapha. Lau is currently the chief operating officer. Mustapha will be redesignated as non-executive chairman.
Mustapha made a comeback as executive chairman on June 25, 2008 when the company was facing difficulties. The company posted a net loss of RM60mil for the financial year ended June 30, 2008 (FY08). He managed to steer the company out of turbulence and felt that it was time to pursue his charity works through his foundations - Yayasan Emkay Foundation, Orang Utan Island Foundation and Pulau Banding Foundation.
“I do not want you to speculate. There's no other reason,” he said when explaining his leave from the company. Mustapha will remain as the major shareholder of MK Land.
Lau agrees with Mustapha on the company's prospects. He said its products were well accepted in the market and that the group had a landbank of 5,000 acres with various developments.
On its gearing level, Lau said MK Land had managed to bring down its borrowing significantly. Its total borrowing stood at RM275mil against its shareholders fund of RM1.1bil.
“We will bring it (borrowings) lower. Our interest is eating into our profit. We have a systematic plan to bring down the gearing level,” he said. Lau, however, said the company's borrowings might increase as it bought new landbank and to finance its joint venture project to develop affordable housing in northern Bangalore, India.
Meanwhile, he said MK Land's shares were “undervalued”. He said the price, at over 30 sen, was still below the company's net tangible assets (NTA). As at March 31, MK Land's NTA stood at 87 sen per share.

CIMB Research has Buy on MK Land at 39 sen Written by theedgemalaysia.com Tuesday, 24 May 2011 08:39 KUALA LUMPUR: CIMB Equities Research has a technical Buy call on MK Land Holdings at 39 sen, at which it is trading at a price-to-book value of 0.5 times.
It said on Tuesday, May 24 that the stock is trapped in a triangle pattern as well.
“Yesterday, the bulls tried to rally but there were still stale bulls selling at higher levels,” it said.
CIMB Research said with technical indicators showing signs of improvement, we think that a breakout could happen soon. Its MACD has flattened out while RSI has already hooked upwards.
“Aggressive traders should go long now with a stop placed below the recent swing low of 37.5 sen. A breakout above 41 sen would likely send prices higher towards 46 sen, with a small chance of reaching 50 sen,” it said.

"CIMB Research said the faster turnaround could be led by changes in the product mix in MK Land’s flagship Damansara Perdana project or through the sale of land and joint ventures to alter perception of the development.
It said the value of the company’s undeveloped 200ha of land in the township was steadily rising as it was the last undeveloped township in the popular residential belt along the Damansara-Puchong Highway.
The research house said Kasi’s refocus on tighter cost control was positive as most of MK Land’s difficulties had stemmed from its subcontractors and the failure to resolve problems arising from delays and cost overruns.
“Another area that we believe needs greater attention is marketing, which aggressive and successful developers put much emphasis on,” it said.
CIMB Research said the stock was trading at a 54% discount to its fully diluted revised net asset value per share of RM1.61.
"In view of its weak sales and earnings, we continue to tag a 30% RNAV (revised net asset value) discount to derive our target price of RM1.13," it said.
p/s:- mind you ! this RNAV is done at 2009, at current property price, RNAV can touch 2.00 anytime !

Its prized asset is Damansara Perdana, an area next to the bustling Kota Damansara township, Bandar Utama and Taman Tun Dr Ismail, areas with a large population that have heavy spending power.
However, its stock does not reflect the value of its assets. At around 62 sen, it is 28 per cent below its net assets per share of 86 sen, as at September 30 2007.
In a November 2007 report, CIMB calculated that the value of MK Land’s assets minus all liabilities is worth more than RM2 a share.
