HISTORY

SMSUMMIT core business is providing services to manufacture of CD and cassette tape for the entertainment industry. Prior to the entry of directors related to SIMA GROUP, there were no property development activites within SMSUMMIT. Cassette tape business and CD business was not doing well. In fact cassette tape was a sunset industry and at the same time, many Directors has also come and go and company has become very unstable.

When new management team from SIMA GROUP starts to play a prominant role in SMSUMMIT in 2008 ( now known as GSB ). GSB undergo a massive clean up to get rid of all the loss making business units and at the same time ventures into property development. This effort is now bearing fruits and the latest interim results are showing positive results. Although GSB still retains the CD/DVD business ( now profitable ), they are moving towards a more lucarative property development business. With the SIMA GROUP banner in their properties, the are able to secure a very high take up rate of their properties because SIMA GROUP is well known for being a very reliable property developer that produce very high quality properties.

At the moment GSB have 2 small projects in hand. As you can see from the photos, both and near completion.

These properties looks very attractive, they also have very practical designs and of very high quality. These two project will give you an idea what type of properties that they are capable to produce in the future. It does not show any signs of novice developer, it shows a signs of a very experienced property developer... You must be wondering what is going on ? How do they do it ?

The answer is.. the SIMA GROUP

Who is SIMA GROUP ?

Although very low profile, SIMA GROUP Group is a very reputable construction and property player in the country and has been around for about 40 years. I also noticed that they have a Scholarship programme, although small matter but this is a sign of a strong and rich company that emphasize alot on the quality of their workers. Alot of people overlooked the importance of high quality workers, for me this is very important because these are the people who will decide the future of any company. A good company can be run into the ground with lousy workers but a bad company can be turned into gold by good capable workers.

From SIMA GROUP website, 2 out of their 3 current projects belongs to GSB. GSB has become very significant business unit within the SIMA GROUP. GSB is also the only listed unit within the SIMA GROUP. This is based on the increased shareholding of SIMA GROUP related parties over GSB and also the backing from SIMA GROUP for all GSB property development projects. The only one current property project that not inside GSB is a very impressive project called Kelana Parklane. Although the Kelana Parklane project is not inside GSB, it does not mean GSB cannot do an equally impressive project in the future because GSB has the same capabilities with the rest of the unlisted companies under the SIMA GROUP because they share the same resources.

At the moment GSB is still trading around 10sen, this is very attractive for a fast growing profitable company with such a huge potential ahead and a exceptionally strong brand name SIMA GROUP. GSB is no longer an un-stable loss making company that it used to be in the past, it is now a profitable and financially stable company with a very good management team. GSB currently is still left unnoticed inside KLSE, in the wrong sector ( industrial ). People are still not aware of this transformation. One day when this transformed GSB starts its bold move into the property market with bigger projects, people will start to notice it and its share price will surely get a big boost. Note: These are Sima Group related parties, Gan Seng Biang ( Sima Group owner ), Gan Pik Mui ( daughter ), Gan Boon Kat ( Son ), Jeffery Ong ( Son in law ), ID D’Art Sdn Bhd, Sun Acres Development... there could be many more that I am unaware of. There is another company Suria Bitara Sdn Bhd which holds 20.12% GSB shares, Suria Bitara has the same business address with SIMA GROUP.

There are 2 significant units from SIMA GROUP has already been injected into GSB ( Serta Usaha Sdn Bhd and Banda Industries Sdn Bhd ). Both deals are already completed. They are contributing positively to GSB now and are expected to provide more future income for GSB. Lets look at both of them...

Financials

For safety reason, lets look at whether this company is financially stable or not.

Bank borrowings vs Cash position.

Un-manageable Bank Borrowings can bring down a company. Because once you defaulted a bank repayment you will get a nasty classification and this can be very damaging any companies because both suppliers and customers will also be avoiding such companies. So, this is something we must always look into.

Based on the latest financial report, until 31 Mar 2011.

Short Term Bank Borrowings= RM1.753 million
Bank Overdraft = RM6.161 million
Long Term Bank Borrowings= RM4.822 million
Total Bank Borrowings= RM12.763 million
Cash in Hand plus Fixed Deposit= RM4.068 million

So, by just looking at it, it is Cash RM4.068 million vs Bank Borrowings RM12.763 million. It does not look good especially when GSB has always been known as a loss making company with no future prospects. Probably thats why people are afraid of it and bypass GSB without looking any further.

Most people do not know that GSB has now turned profitable under the new SIMA GROUP management and they also have a new lucarative property development business with a very strong brand name, SIMA GROUP. With SIMA GROUP, we can expect exciting bright future for GSB especailaly in the property development business... because SIMA GROUP is a very reputable and proven as reliable property/construction player that has been delivering good quality properties for the past 40 years.

Even though Cash vs Borrowings position is not a good at the moment, it is still considered as manageable because RM12.763 million is not a very big amount of money.

However  :phew:  :clap:, there is a very significant development in GSB that will change everything; Just recently in Jan 2011, they sold a hotel building which is held under one of their Subsidiary, Serta Usaha for RM22 million in Cash ( RM4.4 million profit ).

Their Cash in Hand will now will be increased to at least RM26.068 million after the sales of the hotel.

So it will be RM26.068 million Cash in Hand vs RM12.763 million total Bank Borrowings.

With that, we can say GSB is no longer a Bank Borrowing risky counter. GSB will be in a very comfortable cash position and this position will improve further because GSB is also profit making company now and more net cash ( profits ) will be coming in from their other business operations. This, however will not make GSB very rich but enough to keep away the Banks from causing troubles and enough for them to launch bigger projects in the future.

Furthermore, with the completion of Both Laman Ara Utama and Courtyard Villa ( whithin this few month ), more cash will be flowing back into GSB. That will put them in even a stronger position.

Although not fantastic but it is good enough to ensure that GSB will not be in any financial difficulties. Best of all GSB achieve all this from a troubled company without asking a single sen from their shareholders. I believe this will improve further as GSB launch more property projects in the future.


Summary

GSB Berhad ( 7077 ) represents an excellent investment oppurtunity with the entry of SIMA GROUP. GSB have the same attributes of all the other unlisted sister companies within the SIMA GROUP. GSB are now able to build properties under the SIMA GROUP name with the design and built quality of SIMA GROUP. This will ensure a very high take up rate in any project launched by GSB ( already proven by their two project Laman Ara Utama and Courtyard Villa @ Taman Bentong Makmur ).

Many people have ask, why SIMA GROUP already existed 40 years and yet still not as big some of the major property players. As a private company, as we all know will have funding limitations... it all depends on how their boss take risk to secure funds. This for sure will limit the available funds for their property development projects, that is why SIMA GROUP will not be able grow much even though they are have all the technical capabilities.

They could have continued to operate as a private company, I believe it has to do with his children slowly taking over the SIMA GROUP since the boss is already 66 year old... and these young people are definately more ambitious and are exposed more to the financial market, they will surely try to break the funding limitation by getting SIMA GROUP into the capital market ( GSB ). Now together with the SIMA GROUP 40 years of property development expertise and unlimited funds from the capital market, it is new era for SIMA GROUP via GSB. I would not be surprised they were inject the entire SIMA GROUP into GSB in the future. New asset injection or not GSB is set to go after the big boys.

Lets look at the Latest Events... everything are pointing at a very positive and promising future for GSB.

Latest Financial Results ( 300% improvement )

This is the best results in the past 4 years, both quarterly and also yearly. It also shows that GSB is moving into the right direction with their new property development business. Just look at the data, every single year there are improvement. They are able to achieve all this with the limited cash they currently have. This show us that GSB have a very good management team because with such a tight resources, they are still able to produce such a good progessive results ( 300% improvement vs last year and non-stop progress for the past 4 years )

Prospects

Now with the additional RM22 million from the hotel sales ( RM4.4 million profit already in the pocket ) and the remaining money coming in from Laman Ara Utama and Courtyard Villa in the next financial year, and a RM300 million (estimates based on RM1M for a Bangalow, RM699K for Semi D and RM300K for Doube-Storey Link ) project in Bentong in the pipe-line at a location where I was told many rich people are staying.

Everything looks very promising for a counter which is still trading around 10sen. Apart from these existing projects and confirmed money coming in, GSB also stand a very good chance to secure new projects since they are now part of the SIMA GROUP. SIMA GROUP as a private company will not be able to secure enough funds to handle too many projects, rather than losing projects to competitors, they will definately pump some projects into GSB because GSB has no funding limitations being a listed company.

With the RM22 million cash coming in from hotel sales and more money will be coming in from their two completing, They will end up with alot of cash on hand. Strangely, they have yet to launch any new projects... new project launch is unavoidable, or are they preparing to take over the Kelana Parklane project ? Whatever it is, it will give GSB a big boost. GSB is about to move into a new era... massive potential ahead.

According to the Notes in the recent EGM for the sales of hotel. GSB plans to reduce bank borrowings to RM2.455 million and after that they will have a balance of RM12 million cash.

Which means with the current cash postion of RM4 million, GSB after completion of hotel transaction and bank borrowing reduction...
it will be RM16 million cash on hand vs RM2.455 million bank borrowings. That will put GSB in a very good financial position. With more money coming in from the 2 completing property projects.. everything looks exceptionally good for them to take on much larger projects int the future.

apart from that, GSB still have a CD manufacturing business which comes with factories... so if they were to dispose that business, it will bring them another big sum of cash for the property development use.

There is another piece of puzzle that has been left unaswered for a long time, who is Suria Bitara Sdn Bhd. Suria Bitara has 20% GSB shares. All I know is, Suria Bitara shares the same business address with SIMA GROUP. So they should be related... which means from all the known SIMA GROUP related parties, SIMA GROUP already has more than 51% of GSB shares. There could be more unknown SIMA GROUP related parties holding GSB shares... The fact is, SIMA GROUP has a very firm grip on GSB.

After some forumers read study all the posting above, some of them took the trouble to actually visit GSB project sites to investigate my claims, this is what some of them said in this forum. I would like to thank them for their effort to contribute to this discovery of a true hidden gem GSB. If you have the time, please go and see it with your own eyes. Then you decide what future GSB has if they are able to produce such properties.

GSB obviously after the hotel sales and completion of their 2 property projects, will have plenty of CASH but no more projects. While SIMA GROUP will have very limited cash because they are a privately held company, they only have one big project Kelana Parklane... I believe that is all they can handle with the cash they have, their 40 years of property development expertise are somehow are not being utilized to the max.

So, there is a very good chance...

1. Kelana Parklane is being injected into GSB... that will free SIMA GROUP from Kelana Parklane and they can start another property project, while GSB gets an instant winner project Kelana Parklane.

or...

2. SIMA GROUP is being merged into GSB, that will immediately release the full potential of SIMA GROUP which is no longer limited by their funding issue being a private company. Together they can be a major force for the property market in Malaysia.

or...

3. GSB launch a new project in Klang Valley on their own to replace thier 2 completing projects. Since they have alot more money this time, they can lauch a much bigger project and it can be more impressive than Kelana Parklane, because they have the money and also the capabilties of the SIMA GROUP.

No matter 1. or 2. or 3.... GSB looks exceptionally good for the future.

This probably surprised a lot of people but not me, because I expecting something like this to happen and probably more of it happening in the future.

Previously there was a concern raised that GSB do not have any prime land in Klang Valley. To me, this does not mean GSB cannot build any properties in Klang Valley. They can still buy lands or do JV projects with landowners. True enough, they just won a new JV project in a piece of prime land in Kelana Jaya.

The value and the details of of the project has yet to be announced, all we know is that the land size not very big but the size of the land is 4.75 times larger than the hotel land size that they sold for RM22 million. So you can expect this project to be a decent sized in terms of GDV... and should be biggest compared to all that they launch so far. Hopefully when they announce the details of this project in the future, it will be an exciting one... because all their projects are ussually highly innovative and full of pleasent surprise.

With this project, I believe they will continue to win more JV projects because they have yet proven again that SIMA GROUP is not any ordinary property player. They have an exceptional good the track records and reputation and trusted by landowners and property buyers. I am sure the landowners would have investigated GSB/SIMA GROUP in great details before handing over their prime land for GSB/SIMA GROUP to develop because landowners are facing great risk if developer are unable to deliver.   

Best of all, for this project, they dont even need to spend a single sen to buy land. This type of JV projects are normally self financing once the project starts and sold out very quickly, it will be very good for GSB.

and GSB yas yet to raise any funds via KLSE to take on something even bigger than this...

Notice the trend, it has been been reduced significantly, year by year. Apart from the high end Riverville Project and JV project with Restu Angkasa ( Bukit Utama Bentong )... they still have balance from the Taman Bentong Makmur project. Which will make GSB even better.

According to the acquisition notes, Taman Bentong makmur has a total of 16 phase and according to SIMA GROUP website current phase 11 is Courtyard Villa (  http://www.sima.com.my/index.php?option=com_content&view=article&id=3&Itemid=36 ). Which means they still have another 5 more phase to go in Taman Bentong Makmur project... Means I have under-estimated the value of GSB projects in Bentong!!!

GSB will be completing all the remaining 2 projects in hand soon, they have yet to launch anything new dispite having a very strong financial position and no more projects on hand. They seems to be consolidating for something big.

They have also yet to raise a single sen from KLSE to fuel their growth.

Future Growth Potential are just simply massive for GSB.

My data are taken from different period of time because of this long topic spanning over quite a long time now... When we get the Annual Reports soon, I will be able to make a clean analysis on GSB.

Note: The current GSB analysis are based on bits and pieces of information that I gathered from different source at a different time. So they might not be the same with the final data when Annual Report is released... however, they should be very-very close to what currently is written ( final official figures from Annual Report should be better than what I wrote because my current figures are very conservative ).

詢及其發展總值,他解釋,由於目前僅處於初步階段,因此仍無法估計整體的發展價值。
 
王平祿看好產業市場前景,相信需求將不斷提昇,加上產業領域的賺幅較高,所以放眼增購地庫,包括在巴生河流域,以充作未來發展。
 
光碟印製仍是核心業務“目前我們也在雪州Kayu Ara進行共管公寓發展計劃,發展總值達2000萬令吉。”
 
不過,光碟印製仍是GSB集團的核心業務,雖然在金融風暴來襲時備受打擊,不過目前已有所改善,跨國公司對CD光碟仍有一定的需求,而DVD光碟的需求則不斷增加。
 
GSB集團即將公佈2009財政年全年業績,他預期表現將按年有所提昇,並相信接下來仍有利可圖。

Based on all the little pieces of evidence that are found all over the internet and also contribution from forumers who actually go and visit some of the construction sites give me a very confident outlook on GSB future.

Remember folks, have an entry and exit plan. GSB best buy only at 0.075 below while good sell at 0.110 below cos GSb just a goreng counter.

The top investors out there e.g Warren buffet, Soros, dont tell their investments or continuous promote their investments viciously like you do until the media has picked up and in most cases the stock has gone up and has made tons of money.

I think there is too many threads on GSB which is getting to a level of * stage.

I think you should take a step back and relax and see whether what has been said will turn into fruits by the end of the year. I think alot of forumers here know how great you have been picking this stock at 5.5sen. Well done and keep it up.

Pls pick the next multiple bagger stock instead of wasting your energy fighting with other forumers to discredit this GSB.

Morning and greetings again from China :p Hehe, dear Predator, here are some of my comments for u to digest:-
1) I love sharks fin soup :p Especially love sitting next to those "I don't eat shark's fin" type of people at dinners or weddings cos I'll happily tell them "in that case, I'll have your share, don't waste" hahaha
2) I have had many many nice shark fin dinners on my previous gains in GSB and will have many many more shark fin dinners to come in future from GSB
3) End of the day it's my money to do as I deem fit and I have plenty of it...so don't concern yourself too much about it k :p
4) Stop leeching on Johnmaster's good efforts. Are u a predator or a leech?
5) Last but not least, stop giving sharks a bad name....I still want my delicious sharks fin soup remember ;p

So you are hoping for a quarterly loss so that GSB will fall because of that. All of us already know RM4.4 million profit from hotel sales is already secured, it is either captured in this quarter or following quarter. Laman Ara Utama and Courtyard Villa is also completing... they will also be receiving more progressive money from the banks.... again its either this quarter or the following quarter. Profits are already secured... it is just matter of which quarter those profits will fall into. For the whole year, this financial year is sure to be a profit....

what surpsing is why GSB has yet to luanch any new projects to replace all their completing projects.... Although a JV projects is partially announced, no project launch yet. IT is not that they have no money, they have plenty of money now with the RM22 million coming in and also their ability to tap into the capital market for more money if necessary.

So because of non-activities until today... something must be coming, normally company will slow down their business activities if the have a huge M&A activity coming. I got feeling they might be injecting the higly impressive sold out project Kelana Parklane ( people also complained of low activities in that project ) in to GSB... becuase both also looks like slowdown their business activities to facilitate M&A... or could it be the merger of the entire SIMA GROUP into GSB. IF that happens anytime now... GSB will immediately hit past 20sen.

So will you risk missing the boat on a perfectly safe counter at 10sen ? even if the M&A does not take place, it does not mean GSB cant grow.. it still can by itself because it still have a huge projects in Bentong that is yet to be launched and also a JV project in prime land Kelana Jaya waiting to be launched... and GSB has yet raise a single sen from KLSE to buy lands to build more projects to fuel their growth.

Frankly speaking. Start a blog and you solve all this issues. Reader who want to read your post will read both "new and old" information at their leisure and you can solve all the fighting once and for all. Isnt that better? For all the problems with this forum's admin on new old posting, when you have your own blog which is FREE and everyone has one nowadays.

I need to help people to make this big money, until it cross 20sen... need to motivate people to hold until it cross 20sen as part of my redemption work for my past mistakes. I want to make sure everyone makes a big profit out of GSB and not easily let go this GEM too early. After it cross 20sen.. I will be on my own for even bigger money on GSB... this topic promotion will stop. Those who knows the true value of GSB will of cos hold on for the fortune that I am talking about, a future high end counter in the making.

I have my duty to do here.. after cross 20sen... I will stop this topic, that is how far I will bring everyone from this forum. I will be setting up a blog for the future journey of GSB. GSB even today already shown all the attributes of a blue chip... imagine what will happen when GSB starts to tap into the capital market for serious growth.

My friend recommends this forum to me. He says this forum is for "fast track" counters. Slow counter is not welcome here. Maybe he is right.
